Some basement water problems announce themselves loudly — a sump pump alarm screaming at midnight, a floor drain backing up during a hard rain, a visible crack weeping down a poured wall. This one was quieter. A damp patch. A little white powder along the bottom two courses of block. Easy to ignore, easy to blame on humidity, easy to slap a coat of sealant on and call done.

That's exactly what a previous vendor had done. And it's exactly why the homeowner was calling us.

The Call: "It Only Gets Wet When It Rains"

A homeowner in a 1980s brick-veneer ranch on a quiet cul-de-sac off the Lemons Mill corridor in Scott County reached out after noticing that one finished basement corner stayed persistently damp — not soaking, not flooding, just wrong. The drywall felt cool to the touch after every decent rain. A faint white crust — efflorescence — had started creeping along the base of the exposed block where the drywall didn't quite reach the floor.

The detail that stood out during the initial call: it was worse after rain, not during high groundwater season. That's a meaningful distinction in Georgetown basement waterproofing work. Hydrostatic pressure from a high water table tends to show up in late winter and early spring, often at floor-wall joints or mid-wall on multiple sides. Rain-triggered dampness that targets a single corner tells a different story — usually a surface drainage story.

What We Found On Site: The Window Well Was the Culprit

Standing in the backyard, the picture came together fast. Directly above the wet corner, at grade level, sat an original 1980s corrugated-steel window well — the kind that was standard when the house was built and never touched when the gutters were replaced years later. A downspout terminated about four feet away, and the grade had settled just enough to aim sheet flow straight toward the well.

Inside the well, the perimeter drain at the bottom was completely clogged — compacted with decades of leaf debris, clay fines, and decomposed mulch. During any meaningful rain event, the well was filling up like a bucket and spilling water straight down the exterior face of the block wall. The block cavity was wicking that water inward.

Here's where the previous repair had made things worse: an interior masonry sealant coat had been applied to the block from inside the basement. On paper, sealant sounds reasonable. In practice, when you seal the interior face of a block wall that's still receiving exterior water, you trap moisture inside the block. The freeze-thaw cycle does the rest. We could see early spalling behind where the drywall had been pulled back — the block face was already starting to delaminate. Left another few seasons, this becomes a structural conversation, not just a waterproofing one.

This is one of the more common misdiagnoses we see in Georgetown basement waterproofing calls: treating the symptom (interior dampness) without tracing the source (exterior drainage failure).

How We Fixed It: Exterior First, Interior Second

The scope of work followed a clear sequence — exterior source eliminated before any interior treatment touched.

Step one: excavate and clear the window well drain. We dug out around the well, removed the accumulated debris from the perimeter drain channel, and confirmed the drain outlet was functional. It wasn't — the outlet pipe had partially collapsed. We relined the perimeter drain with a fresh section of perforated pipe wrapped in filter fabric, seated in clean washed gravel, so future debris can't compact and block flow again.

Step two: redirect the downspout. A proper downspout extension was installed to carry roof runoff at least six feet away from the window well and the foundation wall. This is a small material cost with an outsized impact — a single downspout during a Kentucky thunderstorm can dump hundreds of gallons directly against a foundation if it terminates too close.

Step three: seal the block wall from the exterior. With the well excavated and the drain cleared, we applied a waterproofing membrane to the exterior face of the block wall in that corner — the right side to seal, because water moves from outside in. We then backfilled with clean washed gravel against the wall to promote drainage before replacing the topsoil and resetting the window well.

Step four: treat the interior damage. Only after the exterior source was fully addressed did we touch the inside. The efflorescence was wire-brushed off the block — you can't paint or seal over it and expect adhesion. The exposed block was then treated with a masonry primer-sealer appropriate for below-grade surfaces. This interior coat is now doing what it's supposed to do: protecting a dry wall, not trapping water in a wet one.

The finished basement drywall repair was scoped separately by the homeowner's contractor, but we left the block surface clean, dry, and ready.

What to Watch For: Look Up Before You Look Down

If your basement corner stays damp only after rain — not during the wet season generally — the drainage story almost always starts above grade. Before you call anyone to look at your basement wall, walk outside and look at the window well sitting above that corner.

Ask yourself:

  • Is there standing debris in the well after rain?
  • Does the well fill up during a storm and drain slowly — or not at all?
  • Where does the nearest downspout terminate, and does runoff sheet toward the well?
  • Has the grade around the well settled toward the foundation?

Georgetown basement waterproofing problems that originate at window wells are extremely common in ranch-style homes from the 1970s and 1980s. The original wells were sized for the original gutters. When gutters get upgraded — larger profile, higher volume — the drainage system below grade often doesn't get a corresponding upgrade.

Interior sealants have a legitimate role in masonry waterproofing, but only when the exterior source has been controlled. Applied to an actively wet wall, they accelerate spalling and can mask deterioration until the repair bill is significantly larger. If a previous vendor's sealant coat didn't solve your damp corner, don't assume the block is the problem. Assume the drainage is.
